Guide to Selling Your House


When getting ready to place your house on the market, make sure you are acting like a business selling a product, and the people you are showing your house to are your potential clients. There are many things that you will have to do to make sure you get top dollar for your house, and by doing these not only will you sell quicker, but you will make more money for your house.

In today’s fast paced life, it is difficult to be able to find the time to make repairs, renovations, or reorganizing your house before attempting to place the house on the market; however, by hiring people to make these modifications to your house, then you can expect that you will make it back in the long run.

Repair Your House

Many people attempt to sell there house as is, or they will make an agreement in the purchase agreement that they will repair certain things before the new residence moves in; however, it is always better to make the repairs before placing the house on the market. This will ensure that you can market the house with the cost of the repairs worked into the price. If the repairs have not been completed, then this gives the buyer fuel to try and offer lower prices than the posted price because there will be less offers. Also, potential buyers do not mostly remember the positive aspects of a house, but they tend to think about the repairs that need to be done to the house. When competing against new constructions, it will be hard for you to sell a house that needs repairs.

Professional Inspection

Most serious buyers will have an inspector check your house from top to bottom. They will, also, make sure this is part of the purchase agreement and will not buy the house until the inspection is completed. The buyer’s inspector will find all the problems with your house and point them out to the buyer, then the buyer will have just means to renegotiate a new price or cancel the offer altogether. The seller may want to consider conducting there own inspection before placing the house on the market to be sure that they will not run into any difficulties before placing the house up for sale.

First Impressions

When a person drives up to your house, you want them to have the feeling that they will want to buy your house. You will want them to want your house before they even have a chance to go inside the house. This is where the house’s curb appeal is important, and there are a few things that the you should do to ensure the buyer feels the way you want them to.
