When getting ready to place your house on the market, make sure you are acting like a business selling a product, and the people you are showing your house to are your potential clients. There are many things that you will have to do to make sure you get top dollar for your house, and by doing these not only will you sell quicker, but you will make more money for your house.
Examine the Walls
The wall quality is something that must be considered. The first impression of the buyer will be affected if there are cracks in the wall causing a negative appeal to your house. Make sure to address the following before showing your house:
- Replace all the old caulking. Make sure to remove the old caulk before applying the new caulk. Do not caulk over ventilation or drainage vents.
- Clean the siding of any dirt. A pressure cleaner can easily clean the sides to ensure a fresh look for your house. If there is damages to the siding, then you may want to consider the siding before selling.
- Stucco can be repaired; however, you may have to blend some areas of the Stucco to ensure new looking repairs.
- Look over the paint on all painted areas. If there is fading, cracking, or peeling surfaces, then you will need to repaint before placing the house up for sale. If you are hiring a painter, then make sure to compare painters before finalizing on one painter.
Does the Roof and Chimney Pass the Inspection?
To determine if your roof requires repairs, you can simply observe from the ground; however, if you want to be sure, then you can climb up to the roof to look around to verify. If there is damages to the roof, then you will want to hire a professional to complete the repairs. If the job is simple enough, then you may be able to complete it on your own; however, it is usually better to trust the professionals.
- Observe the overall condition of the roof. If there are damages similar to a sagging roof, pools of water, curving shingles, damaged shingles, or corrosion, then most likely there are serious damages to your roof and you should hire a professional to repair the roof.
- Roofs undergo weight stress, and over time, the trusses for the roof can become damaged causing the roof to dip. This should be repaired immediately to prevent the roof from caving in. This is a quick inexpensive repair.
- All chimneys require to be straight and structurally sound. They should be inspected every several years to ensure they are safe. They, also, must have certain covers to prevent leakages. Inspect the chimney to confirm that it is in good condition.

In today’s fast paced life, it is difficult to be able to find the time to make repairs, renovations, or reorganizing your house before attempting to place the house on the market; however, by hiring people to make these modifications to your house, then you can expect that you will make it back in the long run.
Repair Your House
Many people attempt to sell there house as is, or they will make an agreement in the purchase agreement that they will repair certain things before the new residence moves in; however, it is always better to make the repairs before placing the house on the market. This will ensure that you can market the house with the cost of the repairs worked into the price. If the repairs have not been completed, then this gives the buyer fuel to try and offer lower prices than the posted price because there will be less offers. Also, potential buyers do not mostly remember the positive aspects of a house, but they tend to think about the repairs that need to be done to the house. When competing against new constructions, it will be hard for you to sell a house that needs repairs.
Professional Inspection
Most serious buyers will have an inspector check your house from top to bottom. They will, also, make sure this is part of the purchase agreement and will not buy the house until the inspection is completed. The buyer’s inspector will find all the problems with your house and point them out to the buyer, then the buyer will have just means to renegotiate a new price or cancel the offer altogether. The seller may want to consider conducting there own inspection before placing the house on the market to be sure that they will not run into any difficulties before placing the house up for sale.
First Impressions
When a person drives up to your house, you want them to have the feeling that they will want to buy your house. You will want them to want your house before they even have a chance to go inside the house. This is where the house’s curb appeal is important, and there are a few things that the you should do to ensure the buyer feels the way you want them to.
- Remove all the clutter from your lawn. The less obstruction, the better.
- Repair the driveway. If there are cracks or uneven surfaces on the driveway/walkways, then make sure to repair them before showing your house.
- Repair all the bald spots on your lawn. Make sure that there is no damages to the lawn or any other unappealing marks on the lawn. Complete all the required gardening and remove any weeds present.
- If it is the right time of year, consider doing a bit of gardening to improve the appeal of your house.
- Mow your lawn before each showing.
- Clean the windows and walls of your house to ensure cleanliness.
- Apply new paint if the house needs it.
- Ensure that the eaves and waterspouts are uncluttered and are in good repair.
- Make sure gates are well oiled and not squeaky.
- Caulk the windows and doors if they need to be caulked. Usually, these need to be calked every five years.
- Make sure the shed looks presentable if applicable.
- Replace any lights that are burnt out or damaged.
- Make sure to clean around the area of the pool, deck, etc. if applicable.
- Clean the grime from the walkways to ensure that they do not give the dirty look.
- Paint everything that would require a fresh coat of paint.
- Provide a fresh coat to any wood structures of poles to ensure freshness.
